5 Calgary Neighbourhoods People Are Quietly Falling in Love With
And why you might want to check them out before everyone else does.
Not everyone wants to live in a showy neighbourhood that makes “Best Of” lists every year. Sometimes, the real gems are a little quieter. Less buzz, more value.
Here are five spots around Calgary that aren’t always on the first-time buyer or move-up shopper’s radar—but probably should be. These are places that offer a great lifestyle, strong potential, and in some cases, a head start on the next wave of growth.
1. Southwood
Southwood sits quietly just below Southland Drive, bordered by Macleod Trail and Elbow Drive. You’ve probably driven past it a hundred times without really noticing—but that’s part of the appeal.
It’s got mid-century homes, mature trees, a couple of underrated parks, and solid walkability. Plus, the LRT runs right through the neighbourhood. It’s easy to get downtown, and there are a ton of shopping options nearby.
Lately, we’ve seen younger families and first-time buyers moving in, updating homes, and breathing new life into the area.
Why people are moving here:
-
Affordable homes with big lots
-
Southland and Anderson LRT access
-
Close to Fish Creek and Southcentre
-
Strong community feel and well-rated schools
2. Highland Park
Highland Park is one of those areas that’s been overlooked for years, mostly because it sits between more “established” spots like Tuxedo and Thorncliffe. But now? Builders, young families, and investors are taking notice.
It’s just off Centre Street with quick access to downtown, and there’s been a steady trickle of infill homes popping up. It still has original 50s homes too, which makes it a great option if you're looking for a solid house with potential.
Why people are moving here:
-
Minutes to downtown and the airport
-
Quiet streets but lots of new development
-
Close to Confederation Park and transit
-
Good value for the location
3. Haysboro
This one’s a bit of a dark horse. South of Heritage Drive and east of 14th Street, Haysboro’s full of post-war homes with huge lots, mature trees, and a strong community vibe.
You’ve got all the essentials nearby—grocery stores, schools, LRT access, even Heritage Park and Glenmore Reservoir just a short drive away. Plus, people who bought here five or ten years ago are now updating their homes, which lifts the whole area.
Why people are moving here:
-
Great balance of space, access, and price
-
Schools and parks throughout the neighbourhood
-
Quick downtown commute via Macleod Trail or LRT
-
Tons of mid-century character homes with renovation potential
4. Montgomery
Montgomery used to be the scrappy little cousin of Bowness. Not anymore. This riverside community is getting some serious attention thanks to new townhomes, cool local businesses, and its location next to the University District and Foothills Hospital.
You’ll find a mix of old-school homes, modern infills, and hilltop views. Bonus: you’re just steps to Shouldice Park, the Bow River Pathway, and some of the best local bakeries and breweries in the northwest.
Why people are moving here:
-
Strong community with local shops and restaurants
-
River access and green space galore
-
A good blend of rental and ownership opportunities
-
Easy access to the university, hospital, and downtown
5. Fairview
If you love classic bungalows and want a big lot without heading to the suburbs, Fairview is worth a look. It’s just off Macleod Trail, south of Glenmore, and has a nice mix of original owners and new families putting down roots.
Fairview isn’t trendy—but that’s part of the charm. It’s steady. You’ll find homes with good bones, large yards, and lots of potential for renovation or suite development.
Why people are moving here:
-
Solid 60s homes that weren’t overbuilt
-
Big yards, quiet streets, and pride of ownership
-
Central location with great access in all directions
-
Close to Chinook, Deerfoot Meadows, and Heritage LRT
Thinking About a Move?
These aren’t the usual headline-grabbers, but that’s the point. They’re the kinds of places that quietly grow in value while offering a solid place to live.
