Street View of the Market - Still in Buyer's Territory

Well, we're back into the full swing of September...the second "New Year" of the year. I was talking with a guy at the gym this week, and we were saying how September is like a secondary New Year, where people set goals, get back on the exercise wagon after the holidays, and get back into buying and selling homes too. 

We really have selling seasons in Calgary...March to the end of June is our biggest, and then once school gets back in, we can usually see a surge again in the market, just not as big as the spring. 

We're anticipating that to happen this year for sure. The summer was slower...August saw more listings come on...the second month in a row where new listings outpaced sales. What this did was force the market to stay flat...0.3% decline in the benchmark price over July. 

The feeling on the street is that the market has slowed a bit. The summer definitely took it's foot off the residential sales pedal. People were more interested in enjoying the 30 degree weather than buying homes....they were however listing them in handfuls. You may even notice the larger amount of for sale signs in your neighbourhood. Hopefully, the fall will see things pick up a bit, and we'll gobble up some of these extra homes that have come on the market. The Calgary Real Estate Board has come out and said that the road to recovery in the market is going to be long. That means we can expect buyer's market conditions (however slight the scale may be tipped) for the for seeable future. Seller' ready to listen to the market. It will always tell you what you are going to get, no matter what you want, or think you need. To sell, price it right at the beginning...if you miss the mark a little bit, move your price consistently and methodically until you find the market...otherwise, your buyer is going to find better value, and you will have missed out.
